We found 101 homes bought for $1M or more since January 2024 that were then rented out on a yearly lease. For the typical one, a year of rent added up to 6.5% of what the owner paid — about $8,000 a month on a $1.41M home.
That’s before property taxes, insurance, HOA fees, repairs and months without a tenant, so what an owner actually keeps is noticeably less.
For example: buy a home for $1,400,000 and rent it for $7,600 a month. That’s $91,200 a year, or 6.5% of the price. Every $14,000 a year you spend on taxes, insurance, HOA and upkeep lowers that by one percentage point.
