Some things about a house can’t be changed once it’s built — and they make a real difference to whether it sells.
Very large houses were the hardest: 53% of houses over 7,000 sq ft didn’t sell within a year, compared with 28% at 3,500–5,000 sq ft. Houses without a pool did worse than houses with one, even at the same price. And houses more than 45 years old were harder to sell than newer ones.
For example: among houses priced $1–2M, about 4 in 10 without a pool didn’t sell within a year, versus about 1 in 4 with a pool.

Even at the same price, size matters: 42% of under 2,500 sq ft houses didn’t sell within a year, versus 27% at 3,500–5,000 sq ft. Buyers at this level want a house that fits the price — not the most space, and not the least.
A pool is close to expected at this price. Among houses priced $1–2M, 36% without a private pool didn’t sell within a year, compared with 25% with one — and the houses with pools got an offer faster (39 days vs 48 days).
