47% of $1M+ homes sold since January 2024 were paid for without a mortgage. The more expensive the home, the more likely: 42% at $1–1.5M, 72% at $5M and up.
But paying cash didn’t get buyers a better price: cash and mortgage buyers both paid about 91% of the first asking price. Cash buyers got an accepted offer only slightly sooner (52 days vs 55 days).
For example: if you’re selling a $3–5M home, the odds are better than even that your buyer won’t need a bank loan. If you’re buying, offering cash on its own probably won’t get you a discount.
